Our Rental Policies 

At the time of reservation, we require a 50% deposit if it is more than 30 days prior to arrival date. At 30 days from arrival date, the final balance is due in full. If the reservation is less than 30 days from arrival, full payment is due. At least one guest must be over 21 years old.

Due to the nature of our business, we require a minimum of 30 days notice in order to give a full refund of your deposit. If you must cancel your reservation within 30 days of arrival and we are able to re-rent the vacation rental, we will be happy to refund your deposit less a $100.00 fee. If we don’t re-rent the home, the total deposit will not be refunded. No refunds will be given for early departure or bad weather. 

All guests are responsible for any damages to the premises or missing items during their stay. A $200 damage deposit ($400/month) is due 30 days prior to check-in. Upon inspection after departure, if no damage has incurred and there are no missing items, your deposit will be fully refunded.

No house parties with outside guests permitted. We ask that after 10:00 pm our guests refrain from loud or disturbing noise.

No smoking permitted on the premises. Any evidence of smoking in the home will result in a $100 charge.

Use only paper fire logs in the fireplace. No wood permitted. Remember to open the flue before using the fireplace and to close the flue when you are finished using the fireplace- before you leave to go home.

Pets are not permitted. However, for guests who are vacationing with their pets; who don’t want to leave their special friends at home, you can provide your pet with his own mountain vacation nearby while enjoying yours, pet-free. There are boarding kennels and veterinary boarding facilities available in the Franklin area.

We ask that you leave our home, RiverSong, in a clean and tidy condition. Please have all dishes washed, dried, and put away. Please leave all soiled towels and washcloths in the bathtub. Leave all soiled linens on the beds and leave the beds unmade so we know to change the linens. Make sure the charcoal grill and fireplace are in a safe condition – cold without burning embers. Please bag any trash and place in the two large trash cans provided on the deck.
